How portability works

The benefit is the difference between your old home's market value and its assessed value (capped at $500,000).
Upsizing (new home worth more): you transfer the full difference.
Downsizing: the benefit shrinks in proportion to the new home's lower value.
You must establish the new homestead within 3 years of 1 January of the year you left the old one, and apply with your property appraiser.
