Estimate your property tax with the homestead exemption — and see how much you'd save in 2027 and 2028 if Amendment 3 passes on November 3, 2026.
Taxable value × millage rate ÷ 1,000. Taxable value is your assessed value minus exemptions. With a homestead, the first $25,000 is exempt from all taxes and an additional exemption (up to $26,411 in 2026) applies to assessed value above $50,000 for non-school taxes.
It would raise the homestead exemption for non-school property taxes to $150,000 in 2027 and $250,000 in 2028. School taxes keep the $25,000 exemption. It needs 60% of the vote on November 3, 2026.
For a homestead, the assessed value can rise at most 3% a year (or the CPI, if lower), so it is often far below the market value. You find it on your TRIM notice or your county property appraiser's website.
It uses the 2025 tax rates published by the Florida Department of Revenue for each county and city. Some local special districts and MSTUs vary inside a county, so your real bill can differ by a few percent. Your TRIM notice is the official number.
